I have a relatively small mortgage here, and a few months ago my mortgage servicer changed. Over the past six weeks, the new mortgage servicer has been sending me letters asking for proof of different forms of insurance. The mortgage servicers do this once a year, and I fax the letters to the condominium office for them to fax a reply.
This year, the mortgage servicer said they would buy me an expensive windstorm policy if I didn't show proof of coverage and would charge me for it through my monthly escrow account. I relayed this letter to the condo office and counted on them to reply.
Then this weekend I got a letter from the mortgage servicer, saying they had taken out a $1,700+/year windstorm policy on my behalf and would be charging me for it through the escrow account. Today I called them about this. They put me on hold and looked through their faxes, and sure enough they had a fax from the condo about our $25,000,000+ windstorm coverage and will not be charging me the $1,700+. I'm supposed to follow up on this next Tuesday, to make sure my escrow account doesn't reflect this charge. Glad I cleared this up.
It's good to know that we get something of value here for the high maintenance fees we pay.
